Tips for Staging Success

Here are a few tips and tricks that I use to make listed homes look their best and brightest:
- Declutter – this may sound like an obvious one, but you want your home to look like nobody actually lives there. This means that anything that is not absolutely necessary to your everyday life within the next few weeks needs to go into storage, (be it the garage, the attic, or renting a storage unit for a month or two. A lot of storage places offer the first month free!). This includes removing items from kitchen and bathroom countertops.
- Depersonalize – take out any photos, things with your name, personalized art, etc. Buyers can sometimes feel like they are invading someone’s personal space if the home looks too personalized.
- Change out all the lightbulbs – you’d be surprised how much brighter it will make your home! Also, it’s a good idea to use lamps in each room as well for some lower lighting, too.
- Take out the extra section of your dining room table if you have one – making the table smaller can make the room seem bigger!
- Stage your outdoor living area – even if you only have the bare minimum of a porch, stick a small chair or a welcome mat on it, make it look inviting. A small patio can host an inexpensive wicker chair and side table, and if all you have is a stoop, slap a wreath on your door and drop a welcome mat – viola! A house into a home. If you are lucky enough to have a large yard or deck, place a nice patio set out. You can rent one from an entertainment company for a short time if you don’t want to keep it for your next home.
- Pressure wash your driveway – this is an easy and inexpensive way to make your home look newer and cleaner.
- Get items off floors – make sure all toys are put away and have organizing baskets for things like blankets. Again, anything that is not necessary to everyday life should be put away, to include things in closets and pantries.
When it feels like you’ve got nothing left from your personal life, you’re on the right track. Staging your home for sale can seem like a lot of work, but in the end, it will all be worth it! Plus, you will have most of the moving work done already by the time you’re ready to show.
